β’ Key Responsibilities: π οΈ Core Trade Repairs & Maintenance β’ Plumbing: Unclogging main and secondary drains, repairing or replacing fixtures, and working with copper, threaded, and no-hub piping., β’ Electrical: Troubleshooting circuits; replacing ballasts, light fixtures, outlets, switches, fuses, and circuit breakers in compliance with safety standards., β’ HVAC & Appliances: Performing preventative maintenance on AC units, commercial kitchen exhaust/ventilation systems, pumps, and water heaters; diagnosing minor mechanical failures., β’ Carpentry & Handyman Work: Repairing drywall, plastering, painting, replacing floor and ceiling tiles, and repairing doors, hinges, and locks. π Preventive Maintenance & Inspections β’ Perform routine facility rounds to inspect life safety equipment, emergency lighting, and fire extinguishers., β’ Monitor, log, and report on the condition of utility systems and major building equipment., β’ Document all completed tasks, parts used, and system readouts in the company's work order or digital dispatch system. π¨ Emergency Response & Safety β’ Respond rapidly to urgent maintenance requests (e.g., active leaks, power outages, drainage back-ups)., β’ Understand basic fire alarm panel operations (arming/disarming, identifying trouble signals) and assist during building emergencies.
